Summer Update

Jupiter Reef Club Owners,

I hope this update finds you well. In case it has been a while since your last visit to JRC this post will bring you up to date with all of the recent property improvements and Association business.

The annual maintenance and taxes were billed on May 1st and were due May 31st. Thank you for your prompt payments. The annual billing has been well received as there was no increase in the maintenance fee and with the completion of the major seawall reconstruction the property has never looked better.

Occupancy

Occupancy and rentals have made a resounding rebound from the construction and pandemic. April and May rentals were record breaking. May total net rentals increased a miraculous 60% from last year.

The bar graph shows the total number of units rented per month since 2019. 

With occupancy at greater numbers than pre pandemic keeping track of who is staying at JRC can be insightful. The below chart shows the number of units rented has exceeded the total number of units owner occupied so far this calendar year.

Property Improvements

Extensive property maintenance is required at the Jupiter Reef Club due to our unique location as the furthest seaward property in the vicinity. Preventative detail maintenance, cleanliness, and rapid response to guests needs is our constant mission. Since the last update featuring the newly reconstruction patio areas additional detailed improvements have been made.

Landscaping
The Board of Directors approved a major landscaping overhaul. A professional arborist developed a site plan of improvements with salt tolerant plants. Every side of the property has received new plantings. The thoughtful design included thirteen palms to surround the units and one dozen Ligustrum trees to provide privacy on the West side of the building.

Parking
The new railing has been installed in the South parking lot following the parking lot seawall reconstruction and parking lot black topping. The stairs to the parking lot and sidewalk have been resurfaced. Free assigned parking spaces are provided to all weekly residing guests. Free public parking along A1A is available for daily visitors.

Beach Access
A beach access gate has been installed on the North side of the property by the “C” units. Thankfully, the sand increase from the tides in October last year and area beach renourishment has stayed with us. The sand elevation is such that stairs are not necessary. The pin code to unlock the gate will be provided to you at the front desk upon registration.

JRC Maintenance team did a fantastic job constructing a beautiful new shower to complement the beach entrance. The foot wash does a great job cooling your feet after a walk in the hot sand.

On June 16th, the JRC Board of Directors unanimously approved to proceed with permitting and construction of a beach access stairway on the South side of the property by the “A” units. The inconspicuously designed beach access stairway will improve the comfort of going for a beach walk or taking a dip in the Atlantic while vacationing at JRC. The beach access stairway is projected to be constructed after sea turtle season in November.

General Maintenance

All gas lines are brand new. The final section of the original old gas line was replaced in May, and we now have all new gas lines and regulators to keep the grills, pool, and spa at the perfect temperature.

The area East of the gazebo in front of the stairs to the upper patio deck was collecting water and attracting birds. While the birds are cute to look at on beach, we aim to keep them away from the patio and poolside. The removal, leveling, and reinstallation of a section of pavers was required to install a channel drain to divert the water to the new patio storm drain.

Security

The health and wellbeing of all Jupiter Reef Club Owners and Guests is top priority. This spring was the busiest on record with no signs of slowing down throughout the summer. Every effort is being made for extensive enforcement of the rules and regulations to provide the highest quality relaxing resort accommodations. Please familiarize yourself with the Association Rules and Regulations in order to maintain our peaceful family friendly atmosphere at JRC.

Failure to reasonably comply with the Rules and Regulations may result in suspension of use of the facilities and/or in the imposition of fines. Thank you for your adherence to our rules.
