New furniture for the pool area, grill area, and upper patio is expected to be delivered soon. The new furniture will feature a sleek aluminum frame with upgraded sling fabric to match the furniture on the unit decks.</p><p>The board has authorized the sale of the existing powder coated aluminum vinyl strapped furniture exclusively to Jupiter Reef Club owners. Last year’s sale was a great success, and we hope this final offering will be just as popular. We are committed to reducing landfill waste and any pieces of patio furniture not sold will be donated to local organizations. Please see below for details.</p><p><strong>Patio Furniture Sale Details</strong></p><p>Preordering is encouraged to guarantee availability. It’s because of owners like you that our resort continues to thrive as a place of relaxation, beauty, and shared memories.</p><p>The annual maintenance and taxes were billed on May 1<sup>st</sup>. By now you should’ve received your annual invoice by mail and email. Thank you to all the owners who have already submitted payment.  We appreciate your prompt attention to support the continued success of the Jupiter Reef Club.</p><p>You can view your account balance and make a credit card payment at www.jupiterreefclub.org/quickpay. A $20 credit card fee per unit week will apply.</p><p>A brief year in review is provided at the end to share the exciting improvements accomplished over the past fiscal year.  </p><p><strong>Courtesy Reminders</strong></p><p>As we enter the summer season, we look forward to another year of striving to preserve the Jupiter Reef Club as a beautiful place to enjoy the sunshine with your family and friends. As a Jupiter Reef Club owner, you have the privilege of utilizing the property 365 days a year. This privilege is extended to the owner (named on the deed) and up to three accompanying guests or family members. For example, if you visit the property with your spouse, you may bring only two guests with you. This is regardless of how many weeks you own. We appreciate everyone’s cooperation in preserving this privilege for all.</p><p>We kindly remind all non resident unit owners to be mindful of guests and fellow owners staying on property during their scheduled week. Many of our visiting owners travel long distances to enjoy their one cherished week a year at JRC. Respecting their vacation experience ensures the Jupiter Reef Club continues to be a peaceful and welcoming place for all.</p><p><strong>Non Residing Owner Use Protocols</strong></p><p>To maintain the safety, comfort, and privacy of our community, please adhere to the following when visiting for the day:</p><p>·         <strong>Upon arrival owners must sign in</strong> on the tablet and with the front desk staff. Ownership will be verified and photo identification may be required.</p><p>·         <strong>Wristbands are required to be worn by all guests (maximum of three per owner is strictly enforced). </strong>Names of all guests must be provided for each wristband issued. Regardless of the number of weeks owned you are limited to a total of three guests in addition to yourself.</p><p>·         <strong>The owner as listed on the deed must remain on property with their guests at all times.</strong> Friends or family may not register or use the facilities without the owner present. Please do not send your friends or children that are not listed on the deed to use the property without you. They will be turned away.</p><p>·         Please remember parking on property is reserved exclusively for owners and renters residing on property. <strong>Day visitors must park along A1A.</strong></p><p>·         As part of our ongoing commitment to safety you may notice an increased security presence on property. <strong>When utilizing the property after office hours please check in with the security guard.</strong></p><p>·         Loud, obscene language, vulgar actions and drunkenness will not be tolerated. Offenders will be asked to immediately leave the premises. If management or staff need to remind owners or tenants of the rules, staff will do so in a courteous manner. <strong>Owners are expected to comply and respond in a courteous manner.</strong></p><p>·        <strong> Reserving lounge chairs is not permitted. </strong>Towels left unattended on chairs for extended periods may be removed to ensure fair access for all guests.</p><p>These policies help maintain the peaceful and secure environment expected at the Jupiter Reef Club. Failure to reasonably comply with the Rules and Regulations may result in the suspension of your use of the facilities and/or imposition of fines. Thank you for your adherence to our rules.</p><p><strong>Resident Owner/Tenant Priority</strong></p><p>In addition to following the rules it is expected that all owners and guests use common sense and courtesy when at the Jupiter Reef Club. Resident owners and renters have priority access to all shared amenities including the use of the gazebo, dining areas, grills, and pool lounges. We are here to enjoy the beautiful facilities and surroundings without negatively affecting the experience of others.</p><p><strong>May 2024- April 2025 Fiscal Year in Review</strong></p><p><strong>Completed Capital Reserve Improvements</strong></p><p>The board remains committed to preserving the long term quality and value of the property. With the Atlantic ocean as the backyard, many owners and guests have shared stories of reeling in pompano, mutton snapper, and other exciting catches directly from the beach. To showcase this unique amenity a fishing hall of fame will be created to display the best catches. Their time and commitment to improving the association is greatly appreciated.</p><p><strong>2025-2026 Proposed Budget</strong></p><p>I am happy to announce there is no proposed increase in the annual maintenance and taxes. A meeting of the board of directors will be held on Monday, April 7<sup>th</sup> at 6pm to approve the proposed budget. Once the budget is adopted, the annual maintenance fees will be billed at the start of the fiscal year on May 1<sup>st</sup>. The maintenance fee payments will be due by May 31<sup>st</sup>.</p><p><strong>Establishment of a Quorum</strong></p><p>Ensuring a quorum is essential for conducting the Annual Owner’s Meeting as scheduled. This year has been one of growth, preservation, and enhancement as we continue to care for and improve our one-of-a-kind oceanfront paradise. The Board of Directors remains committed to sustainable improvements that ensure long-term value, rather than focusing solely on cosmetic updates.</p><p><strong>Property Improvements</strong></p><p><strong>Gazebo Restoration</strong><br>The gazebo has long been a central feature of our patio area, serving as a beloved gathering spot since the Jupiter Reef Club’s founding in 1983. Over time, the wooden structure was exposed to the harsh saltwater environment, and the Board determined that a proactive restoration was necessary. Paradise Outdoor Kitchens presented an updated design to preserve its iconic hexagonal shape while ensuring high quality construction.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/gazebo-work-2024.jpg" class="kg-image"></figure><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/GAZEBO-NOV-2024.jpg" class="kg-image"></figure><p>The result is a beautifully restored gazebo featuring Indian marble countertops. Additionally, all six concrete columns have been restored and reinforced to enhance the structure’s longevity. We hope you enjoy spending time with family and friends in this revitalized space in the year ahead.</p><p><strong>E14 Wooden Deck Replacement</strong><br>The elevated wooden deck of unit E14, facing south, has been fully replaced as part of the phased updates to the B and E unit balconies. Prior to this, only cosmetic repairs were made. The new deck has been constructed with cedar support beams and composite decking to ensure durability. We greatly appreciate your understanding during the temporary closure of the breezeway beneath the deck.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/E14-Balcony-Work.jpg" class="kg-image"></figure><p><strong>Patio Furniture Replacement</strong><br>The Board approved a phased replacement of the outdoor furniture across the property. With assistance from the front desk staff, we categorized the furniture based on condition and age, prioritizing the replacement of the most worn-out pieces. The first phase of this upgrade included the replacement of the unit deck furniture, as well as furniture on the North and South side patios, and the gazebo bar chairs. New, durable silver 2-inch rectangular coated aluminum-framed chairs were selected, along with Phifer sling fabric for added comfort. White and silver marine-grade polymer tables have replaced the deteriorated fiberglass top tables. The remaining white vinyl-strapped furniture around the pool, upper patio, and terrace will be replaced within the next six to eighteen months.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/new-patio-furniture.PNG" class="kg-image"></figure><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/new-balcony-height-furniture.PNG" class="kg-image"></figure><p><strong>Interior Updates</strong><br>In unit D13, we’ve removed the living room mirror wall and replaced it with drywall and trim for a fresh new look. This update was necessary to complete the deck replacement for unit E14.  To enhance the interior spaces further, we’ve begun replacing artwork throughout the units with a curated collection of coastal photographic prints, offering a subtle modern touch while preserving the relaxed, seaside atmosphere.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/New-Artwork.jpg" class="kg-image"></figure><p>The carpet on the stairs and second floor in the townhouse B units has been replaced with premium stone plastic composite (SPC) waterproof flooring. This flooring not only enhances the aesthetic appeal but also offers superior durability and water resistance. The updated flooring provides a seamless and modern look that complements the coastal decor throughout the units.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/B16-New-SPC-Flooring.jpg" class="kg-image"></figure><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/Carpet-Replacement.jpg" class="kg-image"></figure><p><strong>Pool Restroom Renovations</strong><br>Both the men's and women's restrooms have been completely renovated. The original 1983 floor tile has been replaced with durable, 24-inch waterproof Italian porcelain tiles. These new tiles were selected for their high DCOF value, ensuring maximum slip resistance and the ability to be installed with narrow grout lines. The 6-inch wall tiles were replaced with a rectangular polished porcelain tile. Be sure to take a peek during your next visit!</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/Restrooms-Before-and-After.jpg" class="kg-image"></figure><p><strong>Occupancy</strong></p><p>Throughout 2024, owners occupied over 50% of all unit weeks, demonstrating strong engagement and enjoyment of their timeshare weeks. Rental occupancy accounted for 33%, representing a healthy balance between owner use and rental activity.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2024/12/2024-Occupancy-Chart.PNG" class="kg-image"></figure><p><strong>Rentals</strong></p><p>Our rental program has shown consistent success despite the many variables that influence owners’ decisions to use their timeshare weeks or list them for rental. Over the 2024 calendar year, 518 units were rented, nearly matching the 520 units rented in 2023. This consistency represents an average of 43 rentals per month. Notably, November saw the highest number of rental reservations, while September had the fewest. While a tropical storm warning was issued for Jupiter and many of us kept a close eye on the forecast cone, we’re happy to report that the Jupiter Reef Club emerged from this storm without any damage. </p><p>Although hurricane-force winds were not anticipated in our area, our dedicated maintenance staff took proactive measures to secure the property in advance. Their hard work and diligence ensured that the property was well-prepared, and we are grateful that Hurricane Milton stayed north of us.</p><p>Our thoughts and condolences go out to those who were affected by the storm, and we hope for a swift recovery for everyone impacted. We recognize how exceptionally fortunate we are to have avoided impacts from the hurricane, and our hearts go out to those who were less fortunate.</p><p>We’re working diligently to restore the pool and spa facilities to full operation, and they should be fully operational by the end of the day today. The new furniture will be an updated style with a silver frame and Phifer sling fabric. The unit deck furniture will be replaced first. The new furniture is expected to be delivered during the week of August 12<sup>th. </sup> The board has authorized the sale of the existing powder coated aluminium vinyl strapped furniture to Jupiter Reef Club owners. Please see below for details.</p><p>It is encouraged that you preorder your furniture to guarantee availability.  At this time, we do not yet have an exact pick up date. You may not come early and pick out your furniture, even if you preorder. Furniture will be first come first serve basis starting at 10am on the designated pick up day. Thank you to all the owners who have already sent in their proxy!</p><p><strong><u>Tips to Avoid Scams</u></strong></p><p>Multiple owners have recently brought to my attention fraudulent calls they have received alerting them of their timeshares breach of contract and promising to allow you to use your timeshare without paying any maintenance fees. Please be aware that this is a scam. If you are contacted by a company regarding the sale of your timeshare or the promise to eliminate your maintenance fees, proceed with extreme caution. To avoid becoming the latest casualty of scammers, follow these steps to stay free of possible fraud:</p><p>1.      <strong>Be wary of upfront fees. </strong><em>Legitimate fees are typically paid after the sale from the sale price.</em></p><p><em>2.      </em><strong>If it sounds too good to be true, it probably is.</strong> <em>Timeshare resale scammers often promise they have a buyer who is ready and willing to pay a lot in order to get you to send money. Be cautious, no one can promise a quick sale.</em></p><p>3.      <strong>Don’t wire money, pay in cash, or send a money order, certified bank or cashier’s check.</strong> <em>Money sent by these methods is very difficult for law enforcement to help you recover.</em></p><p>4.      <strong>Do your research. Don’t be tricked by a fancy address or a professional looking website.</strong><em> Contract the State Attorney General and local consumer protection agencies in the state where the seller is located, to determine if there are any existing complaints.</em></p><p>5.      <strong>Check with your resort. </strong><em>The Jupiter Reef Club does not NOT contact owners with any type of offers to sell, trade or upgrade your ownership. The Jupiter Reef Club has only one onsite real estate agent, Debbra Cates, and an offical sales webpage. For information on resales contact Debbra at (561)743-0185.</em></p><p>6.      <strong>Demand everything in writing. </strong><em>Consider having an attorney review the documents before you sign anything.</em></p><p>Please remember that we care and want you to enjoy your timeshare to create many more years of happy memories! We urge you to not be fooled by these companies and to contact your home resort before falling victim to a timeshare resale scam.</p><p><strong><u>We Need Your Cooperation</u></strong></p><p>The Rules and Regulations of the Jupiter Reef Club permit use of the facilities by unit owners at times other than during their week of ownership. When visiting for the day please remember to adhere to the non-resident owner use policy. </p><p><strong>Non-Resident Owner Use Policy and Procedures</strong></p><p>Non-resident owners (NRO’s) are those which own units but wish to use the facilities at times other than during their ownership week.</p><p>The privilege to use the facilities at times other than the week you own is extended to the owner (named on the deed) and three other guests or family members.  (For example, if the NRO visits the property with spouse, the NRO may bring only two guests or other family members. If the NRO and spouse bring 2 children, no guests are permitted.) This is regardless of how many unit weeks owned by the NRO.  If the NRO own multiple weeks the NRO is still limited to four guests including the NRO.</p><p>Upon arriving on site, you and your guests are required to first register at the office. The non-resident owner will be required to provide photo identification and daily wristbands will be attached in the office to each guest.</p><p>The owner must always be present when their guests are present. They may not register their guests and leave the premises with their guests unattended.</p><p>It is expected that in addition to following the rules and procedures, all owners and guests use common sense and courtesy when at the Jupiter Reef Club.  All owners and guests are here to enjoy the beautiful facilities and surroundings without negatively affecting the experience of others.</p><p>Thank you for being a valued Jupiter Reef Club owner. If you've recently visited or are eagerly anticipating your next week, we encourage you to stay informed about the latest association happenings.</p><p><strong>Completed Maintenance Season Projects</strong></p><p>In alignment with the board's five-year capital improvement plan, we successfully executed several projects aimed at enhancing your experience at the Jupiter Reef Club. Each project prioritized longevity and durability, reflecting our commitment to sustainable improvements rather than purely cosmetic enhancements.</p><p><strong>Pool and Spa Resurfacing</strong></p><p>We conducted a thorough leak test prior to commencing work, identifying and rectifying three minor leaks in the gutters. These gutters were chipped out and new gutter collar and extensions were installed. All old tile was chipped out and replaced. Three rows of 6”x6” blue marble colored tile was added to the waterline and beneath the gutter wall with a non-skid blue cap tile surrounding the perimeter of the trench gutter system.  The additional row of 6”x6” tile provides for an easier to clean surface while providing a seamless transition from the back pool wall to the paver edge. The spa was tiled with nonskid 1” glacier colored tile on the bench and matching blue marble tile on the water line. </p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/12/Picsart_23-12-21_14-46-56-630.jpg" class="kg-image"></figure><p>The pool and spa now boast an elegant resurfacing with an exposed quartz aggregate pool finish, SGM super blue, ensuring both aesthetics and durability. We appreciate your understanding during the temporary closure.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/12/Picsart_23-12-21_15-01-48-229.jpg" class="kg-image"></figure><p><strong>Paver Resurfacing</strong></p><p>The 4”x8” paver bricks on the patio and around the pool were all replaced in coordination with the pool and spa resurfacing. The pavers were over twenty years old, and salt exposure had deteriorated the finish making the pavers uneven and unsightly. There were several unlevel areas susceptible to ponding water. The paving contractor surveyed the area to ensure an adequate slope was established to provide for drainage. A new trench drain was added in front of the grill area and the stairs East of the gazebo.</p><p>A three-piece concrete Belgard paver in the color Napoli was installed in a pattern carried out symmetrically throughout the patio areas. A matching remodeled Seville coping paver was replaced around the pool and spa edge. Many owners have complimented the lighter color and larger paver style.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/12/Picsart_23-12-21_15-22-46-918.jpg" class="kg-image"></figure><p><strong>Data Network Infrastructure Upgrade</strong></p><p>To meet modern technological demands, we upgraded the forty-year-old coaxial cabling with CAT6 and fiberoptic cabling. This improvement not only facilitates ultra-high definition smart TV services but also supports a new CCTV security camera system, upgraded WiFi access points, and a new 4K webcam showcasing the beach's everchanging beauty.</p><p>New larger televisions were installed, and all televisions are now ultra-high definition smart TV’s equipped with voice activated remotes. In addition to a multitude of cable channels to choose from you may now select complimentary on demand movies and shows or simply switch to the smart television to log into your favorite streaming apps.</p><p>A new webcam has been added! This new 4K webcam provides an exceptional image of the beach looking North. Equipped with long range infrared night vision this webcam is sure to prove to be a great testament to the everchanging coastal conditions while providing a secondary vantage point of our spectacular sunrises.</p><figure class="kg-card kg-embed-card"><iframe width="200" height="113" src="https://www.youtube.com/embed/Drd7fcWPky4?feature=oembed" frameborder="0" allow="accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share" allowfullscreen title="Jupiter Reef Club Live Webcam 2"></iframe></figure><p><strong>B and E unit Balconies</strong></p><p>The balconies on the B and E units are part of what make the units especially enjoyable. Since the establishment of the Jupiter Reef Club only cosmetic repairs had been made. Wooden balconies on B16, B17, E20, and the west balcony on E14 were carefully demolished and rebuilt. The incorporation of fade-resistant composite decking and cedar support beams ensures not only aesthetic appeal but also structural integrity. The discovery of a seven-foot section of a concrete tie beam during the demolition of E20's balcony prompted swift action to ensure structural soundness. E14's South balcony construction has been postponed until the 2024 maintenance season due to the concrete tiebeam repair required on unit E20’s balcony. The structural improvements ensure a safer and more enjoyable experience for owners.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/12/Picsart_23-12-21_15-32-28-433.jpg" class="kg-image"></figure><p><strong>Interiors</strong></p><p>Underlining our commitment to your comfort, all bedrooms now feature new coastal-style furniture constructed from solid mini wood, designed to withstand heavy use. This represents a robust 4% resale rate. Additionally, twenty-seven unit weeks are currently under contract to be sold. We extend a warm welcome to all new Jupiter Reef Club owners. The summer has been lively and we've been hard at work planning some fantastic property enhancements that we can't wait to share with you.</p><p>The Jupiter Reef Club Board of Directors and I commit to continuously maintaining and increasing the value of your vacation ownership. This commitment drives us to invest substantial time in research, budgeting, and preparation to carefully orchestrate key projects. This work allows us to keep our Association a standout resort. A complete schedule of all upcoming projects is provided at the end of this update.</p><p><strong>Pool &amp; Spa Resurfacing and Retiling</strong></p><p>The pool and spa are cherished amenities for everyone visiting JRC. As one of the finest resorts in the region, our pool and spa must be maintained in pristine condition. The age of the pool and spa has begun to show, and the time has come to resurface and replace the degrading tile. Unfortunately, a period of down time is required to complete these necessary refurbishments. <strong>The pool and hot tub will be closed on Tuesday, September 5<sup>th</sup> 2023. </strong>We anticipate the project will span from week 35 through week 38.<strong>  </strong>The pool and spa resurfacing and retiling is expected to take three weeks, weather permitting. Our goal is to make the pool and spa available for your enjoyment as swiftly as possible.We apologize for any inconvenience and appreciate your understanding.  This temporary pool and spa closure is necessary to provide an unrivaled amenity for owners and guests to enjoy for many years to come. As the saying goes, "You can’t make an omelet without breaking eggs!"</p><p><strong>Paver Replacement</strong></p><p>In conjunction with the pool and spa improvements, we have scheduled the replacement of pavers around the pool, gazebo, grill area, and pathways leading to the A, B, and C units. This renovation has been thoughtfully segmented to ensure you have as much access to the property as possible.The upper patio area will be unaffected and remain fully accessible throughout the renovation process. You can still enjoy the beautiful views and relax on the upper patio without any interruptions. At no point in time will the pool area and the grill area both be closed at the same time. During the renovations, some construction noise is unavoidable and expected. Starting on September 5th, this transformation will be carried out over eight weeks, significantly enhancing the aesthetics and overall charm of the property. Paver replacement will be ongoing week number 35 through week 40.</p><p><strong>Balcony Replacement</strong></p><p>The balconies on units E14, E20, B16, and B17 have deterioration evident at the deck boards. As safety and quality always take precedence, we have decided to expedite the replacement of the six elevated wooden balconies. On July 24<sup>th</sup> the board unanimously approved proceeding with HRN Contractors to complete the balcony replacements based on the engineer's stringent specifications.</p><p>This renovation will not only match but exceed industry standards, ensuring our balconies can confidently withstand winds of up to 170 mph. Improving the structural integrity and safety of all aspects of the property will always remain top priority.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/07/P1011142_.jpg" class="kg-image"></figure><p><strong>Interior Upgrades</strong></p><p>We're thrilled to announce the arrival of new bedroom furniture during the offseason.  Seawinds Islamorada Bedroom collection was selected to to uplift the interiors of our units. Constructed from solid mindi wood with an environmentally- friendly water based finish material, this furniture is built to withstand heavy use. </p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/07/New-bedroom-furniture-coming-soon.png" class="kg-image"></figure><p>This much needed enhancement will certainly refresh the look and feel of each unit. Any owners interested in taking the retired furniture may contact the front office for more information.</p><p><strong>Upgrading Data Infrastructure</strong></p><p>The Jupiter Reef Club has no existing, property wide data infrastructure. The coaxial cabling and data wiring service for the Association’s critical business needs is degraded or entirely failed. The board has agreed upon a long-term solution to install data network infrastructure throughout the property. The modern enhancement to deliver fiber-based networking will provide reliable internet while upgrading the television service to suit the needs of our versatile demographic. A quorum for the annual meeting can only be established if enough proxy forms are returned. The post pandemic travel boom remains strong during all weeks at the Reef Club. In 2022 only 1% of unit/weeks were unoccupied.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/image-2.png" class="kg-image"></figure><p>Additionally, we had a record-breaking year in terms of rentals, and our rental rates increased in July to reflect the demand. Every year analysis must be performed to ensure the Jupiter Reef Club’s niche market is appropriately harnessed.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/image-3.png" class="kg-image"></figure><p>Resales</p><p>While the Association does not manage the resales, we do pay close attention to the sales data made available to us. We are thrilled to report that in 2022, a record ninety-six unit weeks were sold. Twenty-seven unit weeks are currently sale pending. Welcome to all the new owners! All units available for purchase can be viewed by clicking the sales tab at the top of this page.</p><p>Property Improvements</p><p>Our commitment to maintaining and improving the beautiful Jupiter Reef Club remains unwavering. In the past year we made several upgrades and improvements, including replacing all king mattresses, adding a beach access stairway, repaving the front parking lot, replacing unit decks, and updating the pool shower. </p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/beach-stairs.jpg" class="kg-image"></figure><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/ASPHALT-REPAVING.jpg" class="kg-image"></figure><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/image-5.png" class="kg-image"></figure><p>Recently the tile countertops on three of the gas grills were updated with granite countertops and wood plank tile back splash.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/20230206_143625.jpg" class="kg-image"></figure><p>The countertops in the A and several of the D units have been replaced with white sparkle quartz. Kitchen cabinet knobs have been replaced with updated hardware with a metal finish to match the faucet. We are in the process of replacing many of the stoves and dishwashers to ensure that each unit has high quality appliances.</p><figure class="kg-card kg-image-card"><img src="https://s3.amazonaws.com/jrc-blog/2023/02/image-4.png" class="kg-image"></figure><p>The original electrical panels from 1983 have been replaced to meet the most up to date safety standards. Hurricane Nicole made landfall as a category one hurricane just North of the Jupiter Reef Club early Thursday morning. Dangerous storm surge was predicted. The property sustained very minimal cosmetic damage. The building was sand blasted from the North Easternly winds. The pool and hot tub filled with sand. A few of the porch lights have been damaged. We are making every effort to restore the property to its pristine condition as quickly as possible.
