End of Year Update

Jupiter Reef Club Owners,

As we reflect on 2024, we are excited to share the many improvements that have taken place at the Jupiter Reef Club. This year has been one of growth, preservation, and enhancement as we continue to care for and improve our one-of-a-kind oceanfront paradise. The Board of Directors remains committed to sustainable improvements that ensure long-term value, rather than focusing solely on cosmetic updates.

Property Improvements

Gazebo Restoration
The gazebo has long been a central feature of our patio area, serving as a beloved gathering spot since the Jupiter Reef Club’s founding in 1983. Over time, the wooden structure was exposed to the harsh saltwater environment, and the Board determined that a proactive restoration was necessary. Paradise Outdoor Kitchens presented an updated design to preserve its iconic hexagonal shape while ensuring high quality construction.

The result is a beautifully restored gazebo featuring Indian marble countertops. Additionally, all six concrete columns have been restored and reinforced to enhance the structure’s longevity. We hope you enjoy spending time with family and friends in this revitalized space in the year ahead.

E14 Wooden Deck Replacement
The elevated wooden deck of unit E14, facing south, has been fully replaced as part of the phased updates to the B and E unit balconies. Prior to this, only cosmetic repairs were made. The new deck has been constructed with cedar support beams and composite decking to ensure durability. We greatly appreciate your understanding during the temporary closure of the breezeway beneath the deck.

Patio Furniture Replacement
The Board approved a phased replacement of the outdoor furniture across the property. With assistance from the front desk staff, we categorized the furniture based on condition and age, prioritizing the replacement of the most worn-out pieces. The first phase of this upgrade included the replacement of the unit deck furniture, as well as furniture on the North and South side patios, and the gazebo bar chairs. New, durable silver 2-inch rectangular coated aluminum-framed chairs were selected, along with Phifer sling fabric for added comfort. White and silver marine-grade polymer tables have replaced the deteriorated fiberglass top tables. The remaining white vinyl-strapped furniture around the pool, upper patio, and terrace will be replaced within the next six to eighteen months.

Interior Updates
In unit D13, we’ve removed the living room mirror wall and replaced it with drywall and trim for a fresh new look. This update was necessary to complete the deck replacement for unit E14.  To enhance the interior spaces further, we’ve begun replacing artwork throughout the units with a curated collection of coastal photographic prints, offering a subtle modern touch while preserving the relaxed, seaside atmosphere.

The carpet on the stairs and second floor in the townhouse B units has been replaced with premium stone plastic composite (SPC) waterproof flooring. This flooring not only enhances the aesthetic appeal but also offers superior durability and water resistance. The updated flooring provides a seamless and modern look that complements the coastal decor throughout the units.

Pool Restroom Renovations
Both the men's and women's restrooms have been completely renovated. The original 1983 floor tile has been replaced with durable, 24-inch waterproof Italian porcelain tiles. These new tiles were selected for their high DCOF value, ensuring maximum slip resistance and the ability to be installed with narrow grout lines. The 6-inch wall tiles were replaced with a rectangular polished porcelain tile. Be sure to take a peek during your next visit!

Occupancy

Throughout 2024, owners occupied over 50% of all unit weeks, demonstrating strong engagement and enjoyment of their timeshare weeks. Rental occupancy accounted for 33%, representing a healthy balance between owner use and rental activity.

Rentals

Our rental program has shown consistent success despite the many variables that influence owners’ decisions to use their timeshare weeks or list them for rental. Over the 2024 calendar year, 518 units were rented, nearly matching the 520 units rented in 2023. This consistency represents an average of 43 rentals per month. Notably, November saw the highest number of rental reservations, while September had the fewest. We remain dedicated to maintaining the success and reliability of the rental program to support owners.
